Unlike many firms, all of our conveyancing work is carried out by fully qualified and experienced solicitors. Keeping the legal aspects of your property sale or purchase with our in-house solicitors makes things neat and simple. Unlike other estate agents, we do not receive referral fees from solicitors for recommending their services as we are part of the same business.

The conveyancing process in brief
Step 1
Instruction of solicitor/conveyancer
House buyers and sellers select a solicitor or licensed conveyancer to handle the legal aspects of the property transaction. This professional acts on their behalf to ensure all legal requirements are met.
Step 2
Pre-contract stage
The buyer’s solicitor obtains and reviews the property’s title deeds, raises enquiries and conducts necessary searches. The seller provides information about the property, including fixtures and fittings, through a Property Information Form.
Step 3
Exchange of contracts
Once all queries are resolved and both parties are satisfied, contracts are exchanged. At this stage, the transaction becomes legally binding and a completion date is set.
Step 4
Completion
On the agreed completion date, the buyer’s solicitor transfers funds to the seller’s solicitor, and ownership of the property officially changes hands. The buyer can now move into their new home.
Step 5
Post-completion
The buyer’s solicitor registers the change of ownership with the Land Registry and pays any Stamp Duty Land Tax due. The seller’s solicitor ensures any outstanding mortgages are repaid and distributes the proceeds from the sale.
Step 6
Final steps
Both parties receive confirmation of the property transfer, and any outstanding matters such as the transfer of utilities, are finalised. The conveyancing process concludes, and the buyer can enjoy their new property with peace of mind.
